Determine How Much You Can Afford

Set Up Search Criteria

Jared Spears will enter your buying criteria into the MLS, which enables you to receive custom email alerts that instantly notify you when a new home comes on the market.

Schedule Showings


When a potential home hits the market that you’re interested in seeing, Jared Spears will set up the showing and meet you there!


Make an Offer


Once you’ve found the perfect home, Jared Spears will help you decide how much you want to offer, along with any other conditions you want to ask for. He will prepare a thorough, well-prepared and creative offer to ensure you have the best opportunity possible to get the home you desire.




After submitting the offer, the seller will either accept your offer, reject it, or send a counteroffer. You can then accept, or negotiate back and forth until both parties are satisfied. Jared Spears is a strong negotiator who will aggressively advocate for your best interest.


Execute Contract


Once an agreement has been made and the contract is signed, Jared Spears will send the executed copy to your lender and to the title company that will be providing closing services.



Jared Spears will provide you with prices of trusted Home Inspection Companies and scheduling inspections. If any material defects are revealed during the inspections, you may request corrections to be made. Jared will assist with any negotiations to reach a written agreement in settlement of the condition and any corrections to be made.



Your lender will coordinate scheduling a licensed appraiser to assess the property to determine its actual value. If appraised value is less than the agreed purchase price, an agreement must be made for one of two options. The seller agrees to lower the purchase price to the appraised value or you must cover the difference in cash at closing.




On closing day, Jared Spears will be right by your side as you sign the closing documents to transfer legal ownership from the seller to you.


Move In!


Congratulations! You’ve signed everything to successfully close escrow. Once you’ve received the keys to your new home, you can start moving in!
